We are dealing with a "Perfect Storm" with locked-up real estate creating historically low home sales.
How did this "Perfect Storm" happen?
Until last year, we had unprecedentedly low-interest rates. Buyers rushed to the market and prices soared. Now, 95% of homeowners own mortgages at less than 5% interest. To curb inflation, the Fed hiked interest rates again and again over the last year.
Shouldn't higher interest rates mean home prices will fall back down?
Normally yes, but since the 2008-2012 Great Recession new home construction has seriously lagged. Now, there is an estimated undersupply of 5 million single-family homes. This low supply is propping up home prices despite the higher interest rates.
What about new construction? Won't this help with supply?
New construction is not keeping pace with demand and interest rates are negatively impacting builders as well.
Well, don't homeowners sometimes need to move for a new job or get a bigger house as their family grows?
Again, normally yes, but homeowners can't trade up for a larger house with such a big difference between their current interest rate and what they can qualify for now.
These factors together are the "Perfect Storm" that is hurting Real Estate Agents who can't find family buyers or sellers.
To make matters worse, there is no end in sight for the change of these macroeconomic conditions. In fact, the Fed recently promised us 2 more rate hikes!
