Agent Challenge: Historically Low Home Sales
We are dealing with a "perfect storm" that has locked up real estate and created historically low home sales.
How did this "Perfect Storm" happen?
A few coliding factors have created this situation. First, until last year, we had unprecedentedly low-interest rates during which 95% of homeowners secured mortgages for less than 5%. Over the last year, we have seen rapid rate increases.
Shouldn't this lower home prices so buyers are paying higher interest mortgage but much less purchase prices?
Normally yes, but since the 2008-2012 Great Recession new home construction has lagged. There is an undersupply of an estimated 5 million homes. This low supply is propping up home prices despite the higher interest rates.
What about new construction and homeowners listing new properties? Won't this help with supply?
New construction is not keeping pace demand and interest rates are impacting builders as well. And existing homeowners don't want to sell when they have a mortgage under 5% and wouldn't be able to afford a better house with the higher mortgages.
These factors together is the "perfect storm" that is hurting Real Estate Agents who can't find family buyers or sellers.
To make matters worse, there is no end in sight for the change of these macroeconomic conditions. In fact the Fed recently promised us 2 more rate hikes!
Compound all of these factors by three and a half million real estate agents scrambling over the little business that exists.
What is an Agent to do?

Despite the "perfect storm", there is one buyer segment that has not skipped a beat: Real Estate Investors. Private Real Estate Investors are still buying! In fact they are buying more than ever!
How can investors buy when family buyers are having so much trouble?
Private Real Estate Investors do not time the market! For them, its always a good time to buy and its always a good time to sell. Further, while a family buyer is mostly limited to conventional mortgages which are at the mercy of rate hikes, Real Estate Investors many, many ways to creatively finance deals. Investors are not as sensitive to rate hikes!
Doesn't the low supply also effect Real Estate Investors?
Investors are also not as sensitive to supply as family buyers are. Investors often find offmarket deals and expect to buy listings that need significant work, something your family buyer tends to shy away from. Investors as a class of buyers are creative! And this creativity helps them (and you!) find them good deals.
Are there enough investors to build a successful agent business?
Yes! There are hundreds of thousands of active investors across the USA looking for homes now. This number is more than enough to build a six figure+ business off of.
